Feasibility scheme for redevelopment into a Freight Urban Consolidation Centre and industrial units accessed from two road levels.

The Brief

To maximise the Gross Development Value of the land currently occupied with old industrial units. This was to include research and evaluating the planning and market value expectations of various alternatives, including analysing Quantity Surveyors cost estimates on the scheme plans and revising to enhance the value.

Solutions

With the precedent and backdrop of much higher roofs of the adjacent Hyperion industrial estate a scheme was worked up with split level parking in order to maximise volume. The location is ideally suited for “last-mile” EV van distribution and provided a sustainable scheme compliant with the local planning
