Town Planning

We submit planning applications to Local Authorities, and work with planning officers to obtain permission for our clients. For more complex planning schemes we recommend appointing a Planning Consultant to achieve compliance with local planning policies. We also have a range of other consultants we work with in specialist areas of planning including sustainable development reports, flood risk assessment, heritage statement, ecology & biodiversity, arboriculture, acoustic, daylighting, transport assessment, to name a few.

Appeals

If planning permission is refused, Fairbank can lodge an appeal submission for relatively straightforward applications, otherwise, as before, a Planning Consultant is recommended.

Construction Drawings 

We provide full working drawings, with build specification, finishing details, plumbing, lighting and electrical layouts, kitchen planning etc.

Structural, energy efficiency calculations and other requirements of the Building Regulations are provided and submission for Building Control approval.

Cost Control and Tender Submission

An essential and valued element of our service is that Fairbank specialise in finding ways to reduce build cost. Our specialist expertise in this area means that if we are engaged, ideally at the beginning of a project, we can often reduce the overall build cost by over 10%. This is achieved by specifying efficient construction techniques and not by compromising on our client’s requirements.

Even if you have plans already drawn up Fairbank can review them and identify hidden costs, design functionality and potential cost savings before going to tender.

 We also provide a third party cost schedule & bill of quantities take-off.  This is invaluable to compare elements of the quotes from building companies, and at an early stage to enable cost-effective design within budget.

When Fairbank are engaged to advise and prepare tender drawings and specifications, our clients greatly benefit from the ‘Fairbank Approach’ – the tender will be highly detailed and in addition all associated works are scoped, discussed and itemised. This helps avoid the expensive large continency provisions and unexpected and expensive hidden extras which are, so often, the bane of construction projects
